Latest Addition to Sheffields Urban Island Revealed

The transformation of Kelham Island shows little sign of slowing, with yet another plan for residential development submitted this week.

Crossbow Ventures wants to put up a seven storey block of 50 apartments on the Carr Motors site off Shalesmoor.

Working with Coda Studios, the firm hopes to add to the range of new buildings in the area.

Coda managing director David Cross said: “We have demonstrated quite clearly that this is a prime location for renewed growth and regeneration and we feel the Carr Motors site will be one more reason for people to look at Kelham Island and Shalesmoor as the perfect choice for urban living in the future.

“Crossbow’s past and future projects in the area now gross over £20 million.”

The site, on a prominent position on the inner ring road, currently consists of a single storey car dealership office and sales area.

According to the planning application, the proposed building would be ‘more in keeping with the higher density developments and emerging proposals coming forward in the immediate vicinity, providing significantly more benefits to Kelham Island, Dun Street and the surrounding area’.

The apartments, known as Tea Box, would be a mix of studio, one and two bedrooms.

The site is on the edge of the Kelham Island area, which has been a focus of regeneration for over a decade.

This is reflected in Crossbow’s plan, which highlights the various pubs, restaurants and businesses benefitting from residential development.

The application says: “The surrounding area has seen large scale regeneration within the last decade.

“Large residential and student flats have been built in the area, ranging between five and eight storeys – an example of this is Daisy Spring Works which sits directly opposite the site.

“Many of the older industrial and heritage buildings in the area have been restored and brought back into use, mainly as residential or office space.

“The Bull’s Head Hotel adjacent to the site has been restored and converted into a children’s nursery.”

Crossbow also points to development further along the ring road as justification for its plans.

“This is a key site at the entrance to historic Kelham Island and we feel we have designed something that complements the area but also meets all the eco-friendly criteria of 21st century living,” said Mr Cross.
